Maharashtra Budget 2026: What home buyers should know
The Maharashtra state budget for 2026-27 brings several changes relevant to home buyers:
1. Stamp duty reduction: A 0.5% reduction in stamp duty for properties valued up to ₹75 lakh brings the effective rate to 4% for men and 3% for women (with the existing 1% rebate for women intact). A property of ₹70 lakh now saves approximately ₹35,000 in stamp duty.
2. Ready-reckoner rates: The government has frozen ready-reckoner rates for the fourth consecutive year — meaning circle rates stay at 2023 levels. For buyers, this means the minimum valuation on which stamp duty is calculated does not increase.
3. PMAY subsidy: The Credit Linked Subsidy Scheme (CLSS) under Pradhan Mantri Awas Yojana continues for EWS/LIG categories, providing interest subsidy of up to ₹2.67 lakh on home loans.
As always, we recommend consulting a tax professional to understand how these changes apply to your specific situation.
